◇ How do I know if I still own my mineral rights?
In Texas, minerals can be sold or reserved separately from the surface. Our 50 Year Lookback reviews past county records to see if your minerals were ever transferred.
◇ What's the difference between the 50 Year Lookback and a Full Report?
The 50 Year Lookback goes back 5 decades to provide a snapshot of current ownership. A Full Title Report traces ownership back as far as needed (sometimes to sovereignty) and includes all conveyances, leases, and reservations. The Full Title Report is the most comprehensive title search offered.
◇ How long does a mineral rights search take?
Most basic searches take 1-3 weeks. Full Title Reports or Heir Tracing may take longer depending on county records and complexity - approximately 4-8 weeks.
◇ How much does it cost?
Pricing depends on the depth of the search. The more documents needed to be gathered, or complexity of the search, the higher the pricing. All pricing will start at the cost listed above and will not increase unless explicitly discussed.
◇ What if my minerals are co-owned with other family members?
Our reports will identify co-owners. If needed, we can also perform Heir Tracing to show how minerals passed through generations.
◇ Do I need this before leasing or selling my minerals?
